Where to Stay in Mykonos 2027: A Guide to Private Villas by Area

A private villa is the most relaxed way to experience Mykonos. You get your own pool, your own terrace for sunset, space for the whole group and the freedom to live on island time. But Mykonos is more varied than it looks on a map, and the area you choose shapes your whole holiday. Here is how to pick the right one for 2027.
Why choose a villa in Mykonos?
Hotels in Mykonos fill up early in summer and rooms are often small for the price. A villa gives a family or group of friends more space, more privacy and, split between several people, often better value. Most villas come with a private pool, outdoor dining, daily cleaning and the option of a private chef, so you can spend whole days without leaving home.
The best areas for a villa in Mykonos
Mykonos Town (Chora). Perfect if you want to walk to restaurants, bars and Little Venice for sunset. Villas here are usually smaller, with views over the town and the sea.
Agios Lazaros and Psarou. The south coast's most sought-after hillside, a few minutes from Psarou and Platis Gialos beaches. Expect big sea views and some of the island's most exclusive villas.
Ornos. A sheltered bay with a family-friendly beach, good restaurants and easy access to town, about 10 minutes away. Several villas here sit inside gated resorts with extra services.
Kalo Livadi and Kalafatis. Quieter, on the south-east coast, with long sandy beaches and a more relaxed feel. Ideal for families and anyone who wants space and calm.
Super Paradise, Paraga and Elia. Close to the island's famous beach clubs. Great for groups who want lively days and are happy to drive into town at night.
Tourlos, Kanalia and Fanari. On the west coast, close to town and the New Port, with some of the best sunset views on the island.
How big a villa do you need?
Villas in Mykonos range from three bedrooms for six guests to private estates for eighteen or more. Count beds, not just bedrooms, and check how many bathrooms there are. For groups, look for separate guest houses or suites with private entrances, so everyone has their own space.
Planning a celebration?
If you are planning a birthday, an anniversary or a party, choose a villa where events are allowed. Not every owner permits parties, and neighbours in Mykonos take noise seriously. Our party villas come with the space, the sound system and the permission, and we can organise the DJ, bar team, chef and transfers for your guests.
When to book for 2027
The best villas for July and August are often booked six to nine months ahead. If your dates are fixed, start looking in the autumn or winter before your trip. June and September are quieter, warm enough to swim and often better value.
Frequently asked questions
Do villas include transfers? Usually not, but we arrange private transfers from the airport or port straight to your villa door, from €36 per vehicle.
Can we have a private chef? Yes. Most villas can host a private chef for breakfast, lunch or a special dinner.
Do villas have heated pools? Some do, and in others heating is available on request at an extra cost. It is worth asking for if you travel in May, early June or October.
